NEOM, the futuristic giga-project in Saudi Arabia, has unveiled the development of Magna, a luxurious coastal region set to redefine sustainable tourism. Spanning 120 kilometers along the Gulf of Aqaba, Magna will comprise twelve unique destinations, each designed to offer an organic blend of natural beauty and resources, cutting-edge technology, and world-class amenities. This ambitious project aligns with Saudi Arabia’s future plans, aiming to boost the national economy and position the Kingdom as a global leader in luxury tourism.
Magna will embody the spirit of Saudi Vision 2030, which seeks to diversify the country’s economy and reduce its dependence on oil.
"NEOM’s premier coastal region of Magna is a treasure of tomorrow, steeped in natural beauty and advanced technology," said Nadhmi Al-Nasr, CEO of NEOM. "Aligned with our three pillars of redefining business, conservation, and livability, Magna will play a key role in building a strong tourism ecosystem within NEOM."
Magna is planned as a collection of twelve distinct yet interconnected destinations, each offering a unique experience:
-Aquellum: A futuristic haven featuring the world's first floating marina, Aquellum is designed for disruptors and innovators. Visitors will be able to explore hotel accommodations, apartments, retail spaces, leisure zones, and 'The Generator', an architectural wonder hosting unique research labs offering a platform where the future is set to be reimagined.
-Elanan: Nestled between rugged mountains and the sea, Elanan will incorporate lush greenery, ancient natural springs, and 80 bespoke rooms and suites. This destination will offer speciality restaurants, infinity pools, and nature walks, providing a serene retreat.
-Epicon: Rising from NEOM’s desert landscape, Epicon will feature a hotel & resort, offering luxury rooms, beach villas, and private pools. The property will feature two towers designed to redefine coastal living as a gateway to the future.
-Gidori: An exclusive golf community with a beachfront pyramid complex, Gidori will offer luxury sea-view apartments, private villas, and a boutique hotel. It also boasts an 18-hole championship golf course and a clubhouse that will provide sophisticated hospitality for players.
-Jaumur: A vibrant marina destination, Jaumur will house 500 marina apartments, 700 luxury villas, and two hotels. It will offer arts, entertainment, shopping, and dining along a bustling marina boasting waterfront access and private mooring.
-Leyja: A commitment to ecotourism, Leyja will feature a total of 120 rooms and suites split between three hotels offering adventure, exploration, and wellness experiences. It is nestled in a natural valley and designed to blend seamlessly with its surroundings.
-Norlana: Combining ocean and mountain views, Norlana will offer waterfront residences, hotels, an 18-hole golf course, and an equestrian and polo center with world-class facilities nearby to an estimated 3,000 residents. Its architectural design aims to redefine contemporary and active living, offering residents and guests experiences engulfed with an environmentally sustainable setting meant to blend with the landscape by day and illuminate at night.
-Siranna: A harmonious convergence of sea, mountain, and wadi, Siranna’s architectural design will feature a hexagonal pillar motif meant to seamlessly blend within the surroundings, and will offer 100 hotel rooms, a beach club, fine dining, and boutique shops, all paying homage to local heritage.
-Treyam: Strategically positioned atop a lagoon at the Gulf of Aqaba's southern end, Treyam will offer a bridge-like 250-room luxury resort, a rooftop 450-meter-long infinity pool, and numerous water sports. It promises its guests adventure and relaxation.
-Utamo: An art lover’s dream, this destination is set to redefine art and entertainment. Utamo is designed to combine natural beauty with advanced technology where art and architecture blend harmoniously. It will feature a grand theater, VIP lounges, and signature restaurants, setting a new standard for immersive experiences.
-Xaynor: A private beach club situated among rocky landscapes, Xaynor will offer exclusive leisure and relaxation facilities, including private pools, gourmet dining, and boutique shopping.
-Zardun: Designed to blend contemporary luxury with Arabian nature, Zardun will offer three boutique hotels with unique themes, trekking, rock climbing, stargazing, and educational programs on nature conservation and more.
Magna is designed with sustainability in mind, integrating conservation, preservation, and rejuvenation of native flora and fauna. The development will utilize advanced technologies and architectural techniques to create ultra-modern amenities that seamlessly merge with nature. This commitment to sustainability is evident in every stage of NEOM’s development plans, from design to construction and long-term maintenance.
Magna, as NEOM’s premier coastal region, will not only aspire to attract tourists, but also provide a luxurious lifestyle for residents, enhancing the region's appeal as a premier destination for both leisure and investment. The development is projected to accommodate 14,500 residents and attract over 300,000 overnight visitors annually. This destination with its 15 hotels is planned to generate substantial income contributing SAR 2.6 billion to the Kingdom's GDP by 2030, as well as create 15,000 jobs across the tourism, leisure, and hospitality sectors.
As the construction of this lifestyle coastal destination progresses, it is expected to supply a significant opportunity for investors and developers to be part of one of the world’s most pioneering projects. This also presents a golden opportunity for service providers such as heavy equipment rental companies as well as low-hours heavy machinery suppliers and authorized machinery distributors and dealers to play a significant part of this futuristic endeavor.
As NEOM continues to evolve, Magna promises to be a game-changer in the world of luxury tourism as part of Saudi Arabia's commitment to innovation, sustainability, and economic diversification under Vision 2030.
